Checklist for purchasing flat within the jurisdiction of Bangalore Metropolitan Region Development Authority (BMRDA)

Purchasing a property or owning a house is an important thing in one’s life. However, one needs to be careful while buying a property to avoid falling into legal hassles. Before buying a property a number of checks need to be done to confirm that the land has a clear and marketable title. The legal status of the property is one of the first issues that should be addressed. The documents required for scrutiny of the title will vary in each case.

A handy and simple property purchase checklist one should consider before taking decisions on buying property in and around Bangalore.

1.  Mother/Parental Deed – to trace the origin of the property


2.  Relevant conveyance deeds


3.  Relevant mutations records


4.  Family trees (if required)


5.  Record of Rights


6.  Survey map


7.  Village map


8.  Agarband, Tippani


9.  Index of land


10. Nil tenancy certificate


11. Nil acquisition certificate from a competent authority


12. Conversion order


13. Receipt for having paid conversion charges


14. Latest tax paid receipt


15. Present possession


16. Layout plan approved by the competent authority


17. Release of site order


18. Khatha certificate issued by the competent authority


19. Encumbrance certificates

The above checklist is only guidelines and not exhaustive list.
